Building a custom home is a big project, and the process should feel organized, transparent, and personal from start to finish. At Immaculate Homes, every custom home follows the same proven process. If you’re building in Southern Shores, Zion Shores, or on a standalone lot anywhere in Southern Utah. Here’s how it works.
Step 1

Everything starts with a conversation. You’ll sit down with the Immaculate Homes team and talk about what you’re looking for: the size of the home, your lifestyle, your design preferences, your budget range, and your timeline. If you already have a lot, we’ll discuss the site. If not, we can help you evaluate options across our communities and the broader Southern Utah market.
This meeting sets the direction for the entire project. Bring photos, inspiration images, floor plan ideas, and any notes you’ve been collecting. If you’ve toured homes you liked, tell us what stood out. The more we understand about how you want to live, the better the final result.
Step 2
Lot Selection and Evaluation
Lot Selection and Evaluation
If you don’t have a lot yet, we’ll help you find one. We build in planned communities and on standalone custom lots throughout St. George, Hurricane, Washington, Ivins, and Santa Clara. Lot evaluation includes soil analysis, grading assessment, utility access, view mapping, and a review of zoning, setbacks, and covenants.
Not every lot is right for every home. Some sites have slope, rock, or soil conditions that influence foundation design and cost. Others have setback requirements, height restrictions, or HOA covenants that shape what you can build. Identifying these factors early keeps the project on budget and prevents surprises months into construction.
The goal is to confirm that the lot supports the home you want to build, at a cost you understand before you commit.
Step 3
Custom Design
Custom Design
This is where the home takes shape. Our in-house design team creates floor plans, elevations, and renderings based on your lot and preferences. You’ll go through several rounds of revisions, refining the layout, adjusting room sizes, and dialing in the details.
Design includes material selection for all major elements: exterior finishes, windows, roofing, flooring, countertops, cabinetry, and fixtures. Step 4
Permitting
Permitting
Once the design is finalized, plans go to the local building department for review and permitting. We handle the entire permitting process, including plan submission, engineering reviews, and inspection scheduling. In Washington County, permitting typically takes a few weeks to a couple of months depending on the municipality and plan complexity.
Each city in the region has its own permitting office and requirements. St. George, Hurricane, Washington, Ivins, and Santa Clara all have slightly different processes, timelines, and review criteria. Having a builder who already knows these differences prevents delays and keeps your project moving forward on schedule.

Site Preparation and Foundation
Site Preparation and Foundation
Before construction begins, the lot is prepared: clearing, grading, excavation, utility trenching, and foundation engineering. In Southern Utah, foundation work is especially important due to the region’s expansive clay soils. We engineer every foundation for the specific soil conditions on your lot.
Proper site prep prevents problems that show up years later: cracked foundations, drainage issues, settling, and moisture intrusion. The Immaculate Homes team has built in this region for nearly three decades and knows exactly what the local soil and terrain demand.
Step 6
Construction
Construction
Construction is the longest phase, typically running 8 to 14 months depending on the home’s size and complexity. It covers framing, roofing, mechanical systems (HVAC, plumbing, electrical), insulation, drywall, interior finishes, exterior work, and landscaping.
Throughout construction, you’ll receive regular updates and have a dedicated point of contact on the team. We schedule milestone check-ins at key stages: framing completion, mechanical rough-in, drywall, and finish installation. Multiple inspections happen at each stage, and we coordinate all of them.
Step 7
Final Walkthrough and Move-In
Final Walkthrough and Move-In
The final walkthrough is your chance to go through the home room by room with the builder. We address any punch list items, which are minor touch-ups, adjustments, and corrections, before you take possession. Once everything is signed off, you get the keys.
Your builder warranty kicks in from move-in day, covering structural elements, systems, and finishes for defined periods. We stand behind every home we build.
After move-in, the Immaculate Homes team remains available. Custom homes settle, materials respond to seasonal temperature changes, and questions come up as you live in the space. We stay reachable and responsive after the sale, not just during it.
Timeline Overview
A typical custom home in Southern Utah takes 10 to 18 months from the first design conversation to move-in. The design phase typically runs 2 to 4 months. Permitting takes a few weeks to 2 months. Construction runs 8 to 14 months. More complex designs, challenging lots, and material lead times can extend the timeline.
We provide a projected timeline at the start of every project and keep you updated as things progress. Delays happen in any build. What matters is how they’re communicated and managed.
For buyers who want to move in sooner, quick move-in homes offer a faster path. These are homes already under construction or recently completed in our communities. You still get a custom-built Immaculate Homes property, just on a shorter timeline.
